CalHFA Dream For All
CalHFA’s Dream For All (Shared Appreciation Loan) is a down-payment assistance option designed to help eligible first-time buyers enter homeownership with significantly less cash upfront. CalHFA has announced the pre-registration window will be open February 24 to March 16, 2026, and the program can provide up to 20% of the purchase price or appraised value (capped at $150,000) for down payment and/or closing costs, depending on program terms and lender pairing.
Eligibility generally follows CalHFA’s standard rules—such as being a first-time homebuyer, meeting county income limits, and working through a CalHFA-approved lender—and the 2026 rollout includes a random selection process after the registration window closes.
Benefits & Advantages
This program can help cover a large portion of your down payment—up to 20% (capped at $150,000)—so you may be able to purchase sooner with significantly less cash upfront. It can also be applied toward closing costs, which helps reduce your overall cash-to-close at settlement.
In most cases, the assistance is structured so you don’t make monthly payments on the down payment funds while you own the home. Instead, repayment generally happens later—typically when you sell or refinance—and the program may also require returning a share of the home’s appreciation, depending on the specific terms.
Requirements
Minimum requirements typically include: all borrowers must be first-time homebuyers and intend to occupy the home as a primary residence (owner-occupied), with at least one borrower qualifying as a first-generation homebuyer and at least one borrower being a current California resident; you must also meet CalHFA county income limits, complete the required homebuyer education/counseling, and apply through a CalHFA-approved lender.
Many program summaries also note a minimum credit score commonly in the 660–680 range (depending on the first-mortgage structure).
